Clear coordination is essential to a successful cold-formed steel project.
Pelagic Steel Framing provides project-management services for the steel-framing portion of ADUs, custom homes, additions, multifamily developments and light-commercial projects.
We help coordinate the plans, engineering, manufacturing, delivery and installation requirements so that responsibilities are clear, important decisions are made on time and preventable problems are identified before they reach the jobsite.
Our role is to keep the steel-framing scope organized, keep the project team informed and help move the work from planning through framing completion.

PROJECT PLANNING AND PRECONSTRUCTION
A successful steel-framing project begins before manufacturing starts.
Pelagic reviews the available architectural and structural plans, project schedule, site conditions and proposed framing scope. We help identify missing information, conflicting details, access limitations and decisions that must be resolved before production.
Preconstruction coordination may include reviewing project requirements, defining responsibilities, confirming installation needs and establishing realistic milestones for engineering, manufacturing, delivery and framing.
Early planning reduces assumptions and helps prevent avoidable changes, delays and additional costs later in the project.

DESIGN, ENGINEERING AND MANUFACTURING COORDINATION
Cold-formed steel framing must connect the approved design with an accurate, manufacturable framing package.
Pelagic helps coordinate framing-related questions between the customer, architect, structural engineer, general contractor and manufacturing team. We track open decisions and help confirm that the required information is available before the framing package enters production.
We also coordinate panel identification, manufacturing sequence, material requirements, labeling and packaging.
Pelagic does not replace licensed architects or engineers. We work with the project’s authorized professionals to help ensure the manufactured steel frame follows the approved construction documents.

DELIVERY, INSTALLATION AND SITE COORDINATION
Proper planning must continue beyond manufacturing.
Pelagic coordinates delivery access, unloading responsibilities, material staging, panel organization and installation timing. This is especially important for ADUs and residential projects where jobsite space may be limited.
When installation is included in our scope, we help coordinate the framing crew, site readiness, material sequence and open field questions.
We monitor the agreed steel-framing work for alignment with the approved plans, correct component placement, required connections and readiness for the next phase of construction.
When another contractor performs the installation, Pelagic can provide technical coordination within the agreed project scope.

COMMUNICATION, QUALITY CONTROL AND CLOSEOUT
Customers should not have to chase multiple people to understand what is happening with their steel-framing project.
Pelagic provides direct updates regarding the current project stage, completed milestones, upcoming work, open decisions, manufacturing progress, delivery status, installation activity and possible schedule concerns.
We also help document approved changes and identify how they may affect materials, labor, manufacturing or timing.
At framing completion, Pelagic reviews the agreed scope, documents outstanding items and coordinates required corrections. Our objective is to complete the work properly and provide a clear handover to the customer or general contractor.
